Inclusions list

Steffo Quality Homes will provide a detailed specification based on your final working & engineering drawings. The following inclusions are a starting point for future discussions, so that you can select your preferred finishes & inclusions to fully customise your new home.

Preliminaries

  • Full design & engineering service if required
  • Master Builders Standard Construction Contract
  • QBBC Home Warranty Insurance (click HERE for more information)
  • Trade and Building insurances during project
  • 6 month maintenance period with 6 year structural warranty
  • Arrangement of all mandatory inspections
  • 6 star energy rating
  • WHS & local authority regulations compliance

Site works

  • Site set out by licensed surveyor
  • Earthworks as specified on final plans
  • Traditional concrete slab and external footings for an "M" class site (click HERE for more information)

  • Engineer certified & T2 termite treated frames & trusses (N3 rating)

Selections process

SQ Homes will provide you with a detailed specification of your inclusions to ensure we complete your home in accordance with your plans & your requirements. To enable us to do this effectively we will ask you to make various choices and product selections, and these will form part of your contract documentation.
Some of these selections or choices will be made in house in the planning stages but others will require you to visit some of our preferred suppliers, who will provide specialist advice and supply quality materials & products at reasonable rates.
SQ Homes have a policy of using local companies to supply quality products that comply with Australian standards. Any non-standard items will need to be requested from our network of suppliers to ensure the product is of an acceptable quality, complies with various standards and will not have any long term issues that may affect the warranty we provide on your new home.
To ensure the best possible service we will forward copies of your plans, and where necessary make appointments for you, so you can spend the right amount of time making informed decisions with our specialist suppliers - which will include:
  • Plumbing - choosing your sinks, basins, baths, taps, showers & accessories so that these can be incorporated in your designs with the cabinet maker
  • Cabinet maker - here you will be able to choose your cabinets, benchtops, handles, appliances etc for your kitchen, laundry, bathrooms and ensuite
  • Tile supplier - with samples of your cabinet colours to select your wall and floor tiles
  • Flooring company - to select your flooring for main living and bedroom areas
  • Custom Robe doors - to select not only the style and finish of your robe & storage doors but also the internal layout of the shelving for each storage system
All of this information will be sent to us and we will ensure that throughout the building process all the right materials & products are ordered and supplied at the correct time so your home can be delivered on time, and on budget.
